From the dining room table, which seats 14 people, you have an unforgettable view of the Salzburg Dolomites from the large panoramic window.
Wrap yourself up in warm clothes, and enjoy the sunset with a mulled wine on the large roof terrace or end the day with a pleasant sauna session in the private sauna area.
The chalet is equipped with underfloor heating throughout and has a fireplace in the living-dining area. For those that like to cook, the modern kitchen is equipped with a dishwasher, microwave, oven, and induction hob and leaves nothing to be desired.
In the adjoining living area, you can catch up on what’s happening in the world on the 42″ LCD television and enjoy the warmth of the fireplace. On the same floor, there is a bathroom with shower and toilet and a bedroom with a double bed (160 cm).
A staircase in the hallway leads to a spacious gallery in the loft. This is equipped with two double beds (160 cm each) and offers a view of the living and dining room area via two window elements.
In the basement you will find 2 cosy double rooms furnished in a modern, Austrian style. Each has a double bed (180 cm each). There is also a spacious family bedroom for four people (double bed (180 cm) and bunk bed) with an additional seating area. From the bedrooms, you can access the garden.
Also in the basement, there are two bathrooms with toilet and shower; one has a washing machine and dryer. The relaxation area can be reached via the bathroom. This has a large sauna with external shower and additional Kneipp shower and loungers.
From there, you can easily reach the garden to cool off in the snow.
The ski storage is located next to the entrance area. You can safely store your skis and ski boots there until the next time you use them. This room is equipped with a ski boot heater.
There are three parking spaces in front of the house.

Rental conditions
1. If the tenant cannot take the agreed vacation, they must report this to the landlord as early as possible. They are still responsible for the rental amount, if no other equivalent rental is possible during the planned rental time. If the planned rental duration is not taken as a whole, the entire rental amount is due for the agreed upon period. Cancellation costs are charged as follows. After signing the rental contract up to 4 weeks before arrival, 40% of the rental price, thereafter 100% of the agreed upon rental price
2. The tenant must make any complaints regarding the rental property when taking over the property; otherwise, it is assumed that the property and its inventory were in the agreed, contractual condition.
3. The tenant undertakes to protect the premises they have rented, including the inventory, from damage and to hand it back at the end of the rental period with all keys and accessories according to the inventory list. Damaged or unusable objects must be replaced so that the landlord suffers no disadvantage.
4. The tenant further undertakes not to do anything detrimental to the house or the inventory, to report anything that appears to be defective or harmful directly to the landlord, and not to sublet the rental property in whole or in part. This means that the apartment or chalet may only be used by the number of people mentioned.
5. Any damages to building or inventory are to be paid for by the tenant. No items may be thrown into the toilets and the sewers which may cause a stoppage.
6. For all disputes arising from this contract, the location of the rental property is the place of jurisdiction. Austrian law prevails.
7. The snow removal and salt spreading obligation within the property also transfers to the tenant. Snow will be removed once by the landlord for transfer of the house.
