Rental conditions Holiday home Sonnhof, Kranzach 25, 6345 Kössen / Walchsee
The lessee may withdraw from the contract at any time prior to arrival.
The cancellation must be made in writing and becomes effective once it is received by the lessor.
In case of cancellation, the following reimbursements apply:
Up to 14 days after booking – free
Up to 90 days before the start of the rental period, 30% of the rental price, but at least the deposit.
Up to 60 days before the start of the rental period, 40% of the rental price, but at least the deposit.
Up to 30 days before the start of the rental period 50% of the rental price, thereafter 100% of the rental price.
In case the holiday guest fails to explicitly withdraw from the contract, the full rental fee is due even if the holiday guest does not use the services offered by the lessor.
The house prices are exclusive of. Electricity/local tax/gas/bed linen and towels.
Higher prices for weekend bookings cannot be calculated correctly; please refer to your personal offer for these.
Use of the holiday home:
The tenant must treat the holiday home carefully and with care. The holiday home may only be used by the maximum number of people booked and specified. In case of overcrowding, the tenant is obliged to inform the landlord of the excess persons. The landlord then has the right to invoice the additional occupancy according to the price list.
The holiday home is a non-smoking house, smoking is only permitted outside the house.
Pets of any kind are not allowed.
Since our holiday home is not occupied all year round, we were advised for insurance purposes to install video surveillance in the area around the house. The parking lot and the entrance area are therefore monitored by video cameras.
As the landlord, I reserve the right to enter the holiday home at any time. Thank you for your understanding.
In the winter:
You will use the Sonnhof exclusively. A neighbor will usually clear the driveway, but you will have to take care of removing the snow in the entrance area and between the cars yourself. Snow shovels and shovels are available for your use. Should an accident occur, we as landlords will not accept any liability.
Arrival and departure:
Arrival from 2 p.m., unless otherwise agreed.
Departure by 9am, unless otherwise agreed.
Payment
After receiving the reservation offer, a deposit of 30% of the rental amount or at least 500 euros must be paid within 10 days in order to conclude the contract based on the reservation offer. The remaining amount of the rental price + an additional cost fee of €500 per week is due no later than 30 days before the start of the rental period. In case of delayed payment of the deposit, the reservation offer becomes invalid.
Warranty/Liability
The landlord is liable within the scope of the duty of care of a prudent businessman for the accuracy of the description of the holiday home shown on the advertising page/homepage as well as for the proper provision of the contractually agreed holiday home stay.
The contractual and legal liability of the landlord for damages that do not involve injury to life, body or health is limited to three times the rental price, provided that the damage to the tenant was neither caused intentionally nor through gross negligence.
The lessee is required to immediately notify the lessor about incidents that may result in claims for damages. The landlord is entitled to fulfil his obligations by providing services of equal or higher value.

Schöner Garten mit großer Terrasse. Sonnenschirme, Sonnenliegen, Polster, Decken für draußen… alles ist da und in einem sehr guten Zustand!
Wir haben hier einen wunderschönen Urlaub verbracht und können das Ferienhaus und die Gastgeberin nur weiterempfehlen!
Wir hatten ein wunderschönes Wochenende, gerne wieder
Egal, ob mit Freunden oder Familie und Kindern - jeder findet hier seinen Spaß.

Sehr modernes Haus. Die Küche ist sensationell ausgestattet. Die Badezimmer und Betten waren ein Traum.
Im Garten hat man einen wunderschönen Blick auf den Walchsee. Ein Smoker und Kugelgrill sind ebenfalls vorhanden.
Das Highlight war ein Brunnen im Garten mit frischen Quellwasser.
Außerdem gibt es genügend Ausflugsmöglichkeiten in der Nähe. Der nächste große Supermarkt ist zwei Minuten mit dem Auto entfernt.
Die Abwicklung mit der Gastgeberin war super einfach und sehr angenehm.
Ich kann dieses Ferienhaus jedem weiter empfehlen.
Einen Stern Abzug beim Service gibt es, da der Strom nicht im Preis enthalten war und zusätzlich bezahlt werden musste.
Zum Schluss ist noch erwähnenswert, dass die Küche sensationell ausgestattet ist, mit großen Töpfen etc. Der Blick auf den Walchsee ist übrigens ein Traum.
Alles in allem hatten wir eine wunderschöne Zeit.
Sehr gute Ausstattung der Bäder, Küche, Garten. Va der Brunnen sorgt für eine tolle Erfrischung! Die schöne Terrasse lädt zum grillen ein! Top renoviert, gemütlich, toll gelegen, tolle Ausstattung. Glatte fünf Punkte für den Besuch!

Für Einkäufe sind Fahrten in anliegend Orte notwendig.
Von dort aus sehr schöne Wanderungen und auch verschiedene Fahrten zu Sesselliften auf die Höhe möglich...

Prima bedden! heerlijke douches, goed geisoleerd huis met tuin ook leuk voor de kinderen.
Garage/berging voor de ski's en een aparte kast (verwarmd ) voor de skischoenen, top!
Genoeg opbergmogelijkheden en parkeerruimte.
10 minuten rijden bij Hochkössen, klein maar leuk skigebied
1/2 uur rijden bij skigebied Sint Johann in Tirol (erg leuk) zeer goed te rijden en veel parkeermogelijkheid.
1/2 uur rijden bij Steinplatte (klein skigebied).
Het is ons zeer goed bevallen en raden het huis zeker aan!
Een hele mooie en complete vakantiewoning!!!

Wunderschönes Wochenende am Sonnhof
Es ist alles da was man braucht, wunderschöne Umgebung und super freundliche, entgegenkommende Vermieter.
Das Haus ist genau wie beschrieben und wie auf den Bildern zu sehen zvorzufinden.
Wir waren zum ersten Mal am Sonnhof aber möchten auf jeden Fall wieder kommen, ein vergleichbares Ferienhaus ist schwer zu finden.
Wunderschönes Wochenende am Sonnhof
Es ist alles da was man braucht, wunderschöne Umgebung und super freundliche, entgegenkommende Vermieter.
Das Haus ist genau wie beschrieben und wie auf den Bildern zu sehen vorzufinden.
Es ist sehr gemütlich eingerichtet, alles sauber und man fühlt sich sofort pudelwohl.
Wir waren zum ersten Mal am Sonnhof aber möchten auf jeden Fall wieder kommen, ein vergleichbares Ferienhaus ist schwer zu finden.
Durch den guten Kontakt mit den Vermietern war alles völlig unkompliziert

Absolutely wonderful!
The house is perfect for group of friends or a large family looking for a big space where everyone can be together for meals or relaxing but still have their private spaces. The house had everything we needed, even bikes and riding toys for the children were provided in the garage.
We planned a nice week of BBQs and relaxing around the lake (5 minutes walking), unfortunately the weather didn't cooperate and we had cooler temperatures and some rain. It didn't matter as there is so much to do in this area. We were never bored for a minute. Thank you Barbara and Gerold for a wonderful holiday.
