On the grounds of the villa extends a fully fenced property of 3000 m2, surrounded by green areas and olive trees, equipped with swings and a trampoline for additional entertainment. Guests have access to a pool and jacuzzi, ideal for refreshment and relaxation, while comfortable sun loungers and a dining table with an open fireplace provide the perfect place to enjoy warm summer days and evenings. Next to the fireplace there is a sink, creating an ideal environment for preparing delicious meals and socializing with your loved ones. For additional convenience, the courtyard offers a covered parking space for three vehicles.
Villa Roza consists of a spacious ground floor with a cozy living room, equipped with a sofa that can be converted into a bed for two children, a fully equipped kitchen, a dining room and a separate bathroom, as well as a bedroom with an en-suite bathroom. Sehr idyllisch und die Gastgeber sind familiär und super herzlich. Die Atmosphäre lässt keine Wünsche offen, alles sehr kinderfreundlich
Gemütliche Unterkunft...freundliche " Pensions-Mama", lecker Frühstück, alles in allem, sehr empfehlenswert ?
Eine Familienfeier hat uns hier her geführt. So etwas kann man in diesen Räumlichkeiten hervorragend organisieren. Die Zimmer hübsch eingerichtet, die Betten kuschelig. Frühstück war in Ordnung. Die Außenanlagen zu benutzen hat uns das Wetter vermiesst. Es ist ein bischen einsam in der Gegend. Zum Einkaufen muss man mit dem Auto nach Angermünde. Es hat uns prima gefallen, Danke
Sehr schöne und saubere Zimmer. Super, reichhaltiges Frühstück. Preis-Leistung sehr gut. Ausserdem gibt es noch einen separaten Garten mit Spielplatz, Tischtennisplatte, Volleyballplatz und einen großen Swimmingpool.
Sehr gute Pension. Wir hatten einen wunderschönen Ausblick, das Zimmer war sehr sauber und das Bad vollkommen ausreichend. Die Vermieterin war sehr nett und hilfsbereit. Unsere Hunde waren willkommen. Das Frühstück war sehr lecker und umfangreich, Eier von den eigenen freilaufhühnern, frisch gebackene Brötchen, Marmelade und Gele sowie Wurst und Käse und einen sehr guten Kaffee und Orangensaft. Alles in allem waren wir mehr als zufrieden. Wir haben uns Sehr wohl gefühlt und werden auf jeden Fall wieder kommen.
Gute Pension, Preis/Leistung ok.Gute Übernachtungsmöglichkeiten für Motorrad-Fahrer zum Beispiel Himmelfahrt

Sehr freundliche und zuvorkommende Bewirtung, sowie sehr gute Location für alle Gelegenheiten. Gehen immer wieder gern dort hin.
Ein wenig abgelegen aber Zimmer sind sauber und ausreichend Groß.
Tolles Ferienhaus , ganz liebe Vermieter. Besser geht nicht. Wir kommen sehr gerne wieder.

– großer Whirlpool
– Vino Banko ist nur 2 Häuser entfernt :)

– unterdimensionierter TV
– kein Holz für den eigentlich tollen Grill vorhanden
– Terassentisch mit sehr unglücklich platzierten Beinen

Ein sehr schönes Ferienhaus mit wunderschönem Garten und tollem Pool. Alles sehr sauber und gepflegt und man hat sich sofort richtig wohl gefühlt. Der Vermieter (Luka) war sehr freundlich und hilfsbereit und war bei Fragen jederzeit erreichbar. Als Willkommensgeschenk bekamen wir eine tolle istrische Platte mit Salami, Prsut und Käse, Olivenöl, Wein, selbstgemachte Marmelade und Likör – alles vom Feinsten. Auch wurden wir in den Tagen darauf von der Schwiegermama mit Salat und Obst aus eigenem Garten eingedeckt. Es waren tolle 2 Wochen, die wir sehr genossen haben – wir haben schon für nächstes Jahr reserviert!
Alles perfekt, hätte nicht besser sein können. Gerne jederzeit wieder, sehr freundlich, hilfsbereit und aufmerksam.

Wir waren eine Woche in der Villa Roza,haben uns vom ersten Tag sehr wohl gefühlt.Der große Pool, Whirlpool und Gartenanteil so das Highlight für die Kinder und uns Perfekt.Der Hausbesitzer war Top wenn man fragen hatte zu Unternehmungen Shoppen etc kam per WhatsApp nach 5 min schon die Antwort mit den Links zum anklicken. Der Hausbesitzer spricht mehrere Sprachen darunter auch Deutsch so konnte man sich perfekt verständigen.Wir bekamen als Willkommensgeschenk einen grossen Eimer mit Gemüse aus dem eigenen Garten
Wir können diese Villa sehr weiterempfehlen und freuen uns bereits auf unseren nächsten Urlaub in der Villa Roza.

Beautiful house, super welcoming hosts. We loved the experience, and great attention with all details. The pool is large and allows for a good swim. The surrounding area is peaceful and provides an ideal location for travelling to other parts of Istria. I would definitely recommend a holiday here to friends and family. Super recommended.
