The villa Duxcaar is situated on a 22,000 sqm plot in an absolutely quiet and secluded location, yet without being secluded, in the immediate vicinity of one of the 20 most beautiful villages of the Dordogne Valley, the bastide town of Beaumont-du-Périgord.

In addition to the main house, there is a 150-year-old completely renovated dependance that can be booked as an option. The highlight here is a snooker table suitable for tournaments. There is also a small shower room, an old fireplace and another kitchen. The dependance has air conditioning for hot days and a separate terrace of approx. 20 sqm.

The 2-hectare property has its own wooded area, large lawns, fruit trees and an adjacent walnut orchard, about 2 minutes by car to the west of the Chateau de Bannes. Enjoy the absolute tranquillity, perhaps a visit from a deer in the garden, lots of birds and an unspoilt environment.

The villa has a 5x10m ecologically heated pool, which is available to our guests from April to the end of October.

In the garden, a "dog house" has been set up with sunny and shady corners for your dog. If necessary, a dog brought along can be safely accommodated there in an area of approx. 100 m². It is then within sight of the terrace and can safely live there for a few hours when its owner wants to go out to a restaurant, for example.

- Living Room 1: Large semi-open plan living and dining room incl. passage to kitchen and terraces and pool area, antique furniture, grandfather clock, modern granite table, large leather sofa seating area by the fireplace, XXL TV set, music system.
- Bedroom 1: Master Bedroom - 1 double box-spring bed, ensuite bathroom with shower, bidet, double vanity and walk-in wardrobe.
- Bedroom 2: The Yellow - One queen-size bed, built-in wardrobe
- Bedroom 3: The Brown - One queen-size bed, granite desk, built-in wardrobe, television
- Bedroom 4: The Blue - One french bed (large), built-in wardrobe
- Bathroom 1 (upper floor) - Bathroom ensuite with walk-in wardrobe, heated towel rail, separate WC, underfloor heating
- Bathroom 2 (ground floor): underfloor heating, towel heating, separate toilet
- Kitchen 1: Classic French country kitchen, partly in granite, hatch into the garden to separate barbecue area, large American fridge, dishwasher, separate utility room for wine fridge, washing machine and tumble dryer

Dependency:
- Living room 2: Large open plan living and dining area, open fireplace, Very large brand new kitchen, sitting area with sofa bed, with air conditioning.
- Kitchen 2: Brand new modern eat-in kitchen, partly in granite, extra large cooker, large American fridge with freezer unit, dishwasher
- Bathroom 3: Small shower room all in regional travertine

Outside: outdoor pool for private use, garden shed, garden furniture, barbecue, terrace, private parking space

Cancellation of the rental contract

1. IGW reserves the right to withdraw from the rental agreement in the event that the deposit, balance payment and security deposit agreed in the rental agreement are not received by the tenant in due time to the account of IGW (bank details according to the rental agreement). Furthermore, the lessor has the right to withdraw from the contract in the event that the rented property cannot be used for exceptional reasons (storm damage, etc.). Claims going beyond the reimbursement of the rental price (e.g. for damages) are excluded. 2.

2. The termination of the rental contract by the Hirer must be made in writing. In the event of cancellation, IGW will charge the Hirer a lump sum of 230 EUR to compensate for the additional expenses incurred. The renter is allowed to prove that IGW had costs for the processing of a lower amount. In addition, the Hirer must pay for the damage incurred by the Owner as a result of the cancellation. IGW will attempt to re-let the rental period. If the complete period is successfully re-let on the same terms as the cancelled agreement, the tenant will not incur any costs other than the cost of processing. If IGW is unsuccessful in re-letting all or part of the cancelled period, IGW will charge the Hirer a liquidated damages charge as follows. A damage lump sum of 30% of the rental amount will be charged if the tenant cancels the booking in the period after conclusion of the rental agreement up to 10 weeks before arrival. If the tenant cancels the booking in the period between 10 and 4 weeks before arrival, a damage lump sum of 60% of the rental amount will be charged. If the booking is cancelled within the period of 28 days up to the date of arrival, the Hirer is obliged to pay the full rental amount, less any own expenses saved by the Rental Firm (a flat rate of 5% of the rental amount). With IGW's consent, the Tenant may procure a replacement tenant who will assume the rights and obligations of the Tenancy Agreement. IGW recommends taking out travel cancellation insurance just in case.

Come arrivare

The villa DUXCAAR is situated in a secluded location about 1km west of the "Chateau de Bannes", one of the most impressive chateaux in the Périgord. You can reach the house via Bergerac or Bordeaux airports or by TGV to Bordeaux. A rental car is required for the final journey. Our caretaker couple Brian or Arlene or our key safe allow access to the house.

Our August stay in Beaumont Du Periogord was wonderful. The villa was clean, well equipped, and well kept including the pool and gardens. the local support from Andy was great and we had everything we needed for our holiday. The location is very quiet and you will need a car to get anywhere for shopping or restaurants in the surrounding towns such as Beaumont, but that's what we were looking for. Would definitely return.

Eine wunderbare Woche bei schönstem Wetter ging viel zu schnell vorbei! Das Haus ist hervorragend und liebevoll eingerichtet und bietet so viele Möglichkeiten der Entspannung, des Sports (Tischtennis, Snooker, Boules) und des Vergnügens, wie wir es noch nie erlebt haben (trotz zahlreicher Erfahrungen an der Côte d'Azur und Provence). Der gesamte Außenbereich mit dem herrlichen Pool (durch viel Sonne hatte er 27 Grad und das Anfang Mai!) lud zum Verweilen ein vom Frühstück bis zum Abend, mal im Schatten oder in der Sonne ganz nach Belieben. Auch die Inneneinrichtung ist hervorragend bis ins Detail: die Ausstattung in der Küche läßt das Kochen wirklich Spaß mache und der unsichtbare Mückenschutz vor den Fenstern ermöglicht störungsfreies Schlafen bei offenem Fenster usw.
Wir kommen sehr gerne wieder!!!

Liebe Familie S. es freut uns sehr, dass es Ihnen bei uns so gut gefallen hat und ganz besonders erfreut sind wir, dass unsere brandneue Thermoabdeckung des Pools so einen starken Einfluss auf die Wassertemperatur hat. Im letzten Jahr noch hatten wir trotz Solarthermie Heizung aufgrund der kühlen Nächte in den Monaten April, Mai und September und Oktober einen Großteil der Wärme über Nacht wieder verloren, so dass die Wassertemperatur in diesen Monaten bei nur wenig über 20 Grad lag, aber jetzt 27°, das ist sehr sehr schön. Kommen Sie gerne wieder, als Stammgäste bieten wir noch einige Sondervorteile an. Bis zum nächsten Mal. Viele Grüße in die Schweiz

Eine wunderschön eingerichtete Villa, eine Idylle, einfach traumhaft. Tolle Ausflugsmöglichkeiten z.B. nach Issigeac-lecker Käse und Wein, oder verschiedene Höhlen und Burgen und Schlösser.

Liebe Familie L. vielen lieben Dank für Ihre netten Worte. Es freut uns, dass es Ihnen anscheinend genauso gut gefallen hat wie letztes Jahr in einem unserer Landhäuser an der Ostsee. und die Burgen und Schlösser der Dordogne haben mittlerweile ja auch schon ab März offen, so dass auch ein früher Aufenthalt im Jahr vielfältige Ausflugsmöglichkeiten bietet. Der Sonntagsmarkt in Issigeac ist immer wieder ein kulinarisches Erlebnis. Wir freuen uns auf weitere Aufenthalte von Ihnen, vielleicht im nächsten Jahr in einem unserer beiden bretonischen Villen?
