On the ground floor of the main house, there are 3 double bedrooms and 1 twin bedroom with a third bed, each with its own bathroom, plus 1 living room with a sofa bed suitable for 1 or 2 children, right next to its own bathroom.
On the first floor, there are 2 double bedrooms and 2 twin bedrooms (in one of which the single beds can also be joined together).
Baby cots available on request.
It is possible to create sleeping accommodation for 1 person on the ground floor in the annex of the Tuscan holiday home, next to the large bathroom suitable for the disabled, details on request.

Living Rooms

The holiday property is divided into 1 main house and 1 outbuilding.
The main house is equipped with several kitchens and living rooms, all with connecting doors; if desired, they can be left open, or for those who prefer, create their own small apartment by closing them, thus also offering 100% privacy for large groups and families.
One of the living rooms on the first floor has a fantastic loggia furnished with garden furniture, located on the rear side of the house, where one can enjoy the morning sun, the view of the small lake, and the beautiful, untouched nature.
The same covered loggia is located directly below on the ground floor, also furnished with garden furniture for relaxing.
The outbuilding is used as a common room, as is the kitchen inside it.
In all living rooms, there are comfortable and cozy seating areas with couches and armchairs, satellite TV everywhere, DVD and stereo in the common room, and Wi-Fi Internet available.
The first floor can be reached both via an internal staircase and an external staircase directly from the garden.

Kitchen

There are 6 kitchens, all a "dream"!!
In the main house, there are 2 on the first floor and 3 on the ground floor; in the outbuilding, there is 1.
Those who wish can easily prepare their own meal, breakfast, baby areas, etc.
The most used kitchen will be the one in the outbuilding, with direct access outside, where cooking and preparation for the entire group can take place.
All kitchens are perfectly equipped, with a 4-burner gas stove, electric oven, single or double stainless steel sink, refrigerator with freezer compartment, dishwasher, German coffee machine - the community kitchen also has a microwave, toaster, and kettle; here, the stove even has 6 burners.
High chairs for children are available on request.
A washing machine is located in an extra room near the pool.

Bathrooms

In the main house, there are 5 bathrooms on the ground floor, and 4 bathrooms on the first floor; in the outbuilding (ground level), there is 1 large bathroom suitable for the disabled.
All bathrooms (almost all are ensuite) have a shower cabin, sink, toilet, and bidet, and are all equipped with beautiful, hand-painted tiles and high-quality fixtures.

Pool
The pool of the Tuscan holiday home is in an excellent panoramic position, sunlit all day, a few meters from the villa, it is particularly large at 6x16 m, with a depth of 1.20 - 1.40 m, interior lighting, and an outdoor shower. Umbrellas and sun loungers around the pool ensure the comfort of the guests.

Garden
The property is 12 hectares, of which about 3 hectares are fenced (h 1.50 m).
In the garden area of the Tuscan holiday home, there is a built-in pizza oven and a built-in barbecue area with water connection. Next to it is a covered garden seating area with a table and chairs for dining for the whole group, located above the pool, and from here one can enjoy the magnificent view of the charming surroundings. On the rear side of the house, there is another place for meals, depending on whether one wants to sit in the sun or in the shade. Since the property is on a hill, the view from here sweeps over the entire valley with its small romantic villages, churches, castles, and the endless green of meadows and fields, the silvery gray-green of olive groves, the precise rows of vineyards that change colors in late summer, slender cypresses, shade-giving oak and walnut trees, Mediterranean herbs and shrubs, and colorful flowers complete the picture to a captivating whole, it is a dream home for an unforgettable vacation.
Covered parking is available within the fenced property, which is equipped with a garden gate with remote control for your privacy.
