The living area of 250 m2 consists of a living room, a fully equipped kitchen, 4 bedrooms, 3 bathrooms, and a separate toilet.
Each bedroom is equipped with beds, a wardrobe, and a fan. The fourth bedroom is separate from the house, located in a small utility house. As part of this additional building, there is a covered summer kitchen, an outdoor table, and a grill/fireplace. The fourth bedroom also has a bathroom.
The living room has a large sofa and TV.
10 people can dine in the dining room.
All bedrooms and the living room are air-conditioned.
The fenced yard of 500 m2 contains a private swimming pool, a summer kitchen with a barbecue, an outdoor shower, and a slide and swings for the little ones.

- in case of a new wave of the pandemic in the guest's home country or Croatia, when governments declare a pandemic state and lock down/quarantine all citizens (the officially declared pandemic state must be applied to part or all of the reservation stay period)
**For a full refund, a fee of 50 EUR will be deducted from the cost. The 50 EUR can be used as a voucher for future bookings in one of our holiday villas until October 1st, 2024.
If there is a "recommendation" from a state official not to travel to Croatia, this will not be considered a valid reason to cancel free of charge.
There must be a law prohibiting travel to Croatia, a recommendation is not enough for a refund.
If negative tests or vaccinations are required for travelers to Croatia, we cannot be held responsible for such laws. Guests must comply with Croatian laws or the laws of their country of residence.
Travel warnings and putting Istria in the red zone are also not considered a reason for the refund. We cannot be responsible if anyone in the visiting group gives a positive rating for Covid-19 or new variants. Therefore, guests at your party should consider insurance that covers such events.
