The main- house is connected or divided with the unit at the 1. floor over a very comfortable corridor. This part of villa, called "South- part" is very sutable for two families, or one big family of 8 persons. In the combination with the ground- unit called "garden- unit" is villa very comfortable for 12 persons.
The leaving - room in der ground- floor with open kitchen (90 m², hight 7,0 m) is connected with the garden over a big terrace, with a hammock between two pines, (for a rest in the afternoon), and the grill (for dinner at the terrace).
The sleeping- rooms have a hight 2,5 - 4,0 m, cross- ventilation, cool down over vetilators or air conditioning. Every sleeping room has a balcony, or terrace. Four of sleeping-rooms have a mini- bar with fridge. The galary (hihgt 3- 4,5 m) in sleeping- part is directly connected with one terrace in shadow (12 m²) and this one with a roof-terrace in sun (12 m²) . The terrace in front of two rooms in ground floor has 14 m². The garden has also a water- place with a sun- shower, surrounded with a big plants for comfortabe shower till in the evening.

from Venedig by speed- boot ca. 2,5 hours,
from Triest by car ca. 1 hour.
At the main way to Rovinj- centre you will drive trough the "pine-avenue". At the 3. rondo with an old olive-tree, you should turn to right and folow the direktion of "Amarin". So you'll come to the part Rovinj- Borik. At the main way of Borik, in front of the small market, you should turn to left into the street Val de Lesso. At the next possibility (ca. 200 m) you shold turn to right and again to right. So you'll come to our Villa from the upper street, below the old pine. There you should park your car.
