Check-in and Check-out:
On the day of arrival, the apartment is available from approximately 3 PM. On the day of departure, we kindly ask you to vacate the apartment by 10 AM.

Offers / Booking:
All offers sent to you are non-binding until we confirm them! On request, the apartments are offered in parallel until the final booking. After a guest has made a booking, we send a confirmation of the type of apartment with the duration of the stay including the price confirmation. Thus, the booking is provisionally fixed. However, only after receiving your deposit or down payment does the booking become binding on our part. With regular guests or short-term booking dates, we often point out that no deposit is required. This type of booking agreement is also binding for both contracting parties. Usually, a deposit of 30% is charged at the time of reservation. The cancellation conditions must always be observed and accepted.
Cancellation within 6 weeks before the arrival date:
If the reservation is canceled within 6 weeks before your arrival, as well as in case of late arrival or early departure, the entire booking period of the apartment will be charged. We recommend taking out travel cancellation insurance.

Deposit / Down Payment:
In case of cancellation after reservation, the guest pays 30% of the total price and in case of cancellation within the 6 weeks before arrival, an amount equal to the total price.
For cancellations up to 6 weeks before arrival, the deposit or down payment will be charged as a processing fee. According to Italian legislation, a refund of the amount is no longer possible. However, it is possible to credit the amount for a later holiday or stay in our house with a minimum stay of 7 days. Any claim expires 2 years from the date of cancellation.

Prices – VAT Percentage:
The prices we offer include 10% VAT. Should there be a legal percentage increase, the amount will be charged additionally. Should there be a percentage decrease, the amount will be deducted from the agreed booking price.

Municipal Stay Tax – Tourist Tax:
For all guests over 14 years of age, a local tax of €1.80 per person per night is collected. This fee is not included in the price and will be charged separately.

House, Recreational Facilities, Pool, Weather, and Noise Disturbance:
The use of recreational facilities on the premises is at your own risk. Non-swimmers may only enter the pool under adult supervision. Guests who want to swim should not be disturbed by ball playing or jumping into the water. Therefore, all guests are asked to always behave considerately towards other residents. Parents or guardians are responsible for their children. Your hosts are always striving to provide you with a quiet and pleasant stay. Nevertheless, we are never liable for the weather and for any noise disturbances in and around the house.

Smoking:
Smoking is not allowed in the apartments. It is permitted on balconies and outdoors.

Pets:
Are accepted on request and for a fee, provided they are clean, quiet, and well-behaved.
Damages:

Damages caused by the guest to furnishings and the entire facility will be charged. Theft:
We are not liable for theft. Therefore, we ask for caution.

Jurisdiction:
Is always Meran. All situations not detailed here are subject to Italian law.
