We have been offering our holiday home for ~10 years and have some regular guests who keep coming back.

It was brought to my attention that the - in comparison - low price arouses suspicion.
Well, I have a German and an Italian telephone number where you can reach me directly - until 11pm in the evening - but please not before 10.30am... ;-)
There is more than initially listed - e.g. also a selection of local, non-alcoholic drinks - unlimited, which makes it even more suspicious ;-)
There are also beautiful houses in the countryside...
- but several kilometres/hour (that means traffic jams + time) away from the sea!
Please take this seriously!
We are "private landlords" - we like to host friendly people...
YES, there are flats in Rome - also cheaper - far away from the sea and the beaches there are expensive !
Within Rome, it sometimes takes longer than the ~1 hour journey from us - plus 5-15 minutes to the Colosseum... (metro/walking)
For us: "Museum in the morning, sea in the afternoon" - or vice versa.
NOW "THE" INFORMATION !
We rent from SA/SA - other only as an exception - please enquire!
Instead of 'glossy advertising' - here is the most important information:
We offer in the more quiet, non-touristic villa-neighbourhood (2,5 km to the city - not far from Nero's Villa) our
separate semi-detached house "Villa Marechiaro" as a holiday home on 1,000 sqm of garden.
With café-bar opposite, that (most popular pizza/pasta, etc) restaurant 140m round the corner!
The beach (LEFT) VERY close, to visit in swimwear - to the train ~340m RIGHT up the road
(some Romans arrive here in swimwear) - and in only 1 hour you are in the heart of Rome.
1. the prices quoted include EVERYTHING offered (no meals) !!!
2. there are NO additional costs from energy/taxes/fees, etc!
ON THE CONTRARY !!!
Not even the local various waters, lemonades or div.
Coffee/tea varieties have to be paid for (UNLIMITED! "as long as the large stock lasts" - that's a long time).
Not a publicity stunt - we see this as necessary!
The beaches of Anzio are the only ones in Lazio to regularly receive the 'Bandiera Blue' (blue flag) for clean, plastic- and chemical-free, hygienic water and beach - only a few have this on the almost 15 kilometres of beach... - The main service takes place in summer. - Breakwaters were installed in 2023 - the guests liked it.
If you want, you can ask for fmdl. (D/IT no.) - or simply search for "Karl Heinz, Anzio"...
Not all periods that are shown as "free" always are !!!
I plead guilty because I deliberately "modify" the calendar - as protection for both of us.
What sounds negative should give us the chance to adjust requests to other, possibly free dates 1-2 days/week before/after - so we might still get together.
You can also REQUEST by e-mail - and will be shown the alternatives.
Otherwise the alternative would be: You don't see the offer(!) - e.g. because ONE single day(!) overlaps!
We check quickly and reply at short notice!
Note :
With the separate 'garden house' in the back garden we offer an option to bring parents/friends (or couple with KLEINkind -3 yrs.)
- it has a shady pergola - often for grandparents, friends, - booked as an extension (can also be booked alone).
The "guest house" accommodates FIVE in the standard version (for an extra charge up to max. 7 pers. "depending on")
- it has THREE bedrooms, if required a new sofa bed in the living room - we like it correct - as an option
the garden house is also an option.
There is more available - consultation is worthwhile!
In addition to the "equipment features" (only specifications can be clicked on - are not always 'quite exact' (e.g. oven - YES, we have, washing machine - YES, separate, is operated by us free of charge (1ct)) there are other things that were not listed in the lists, for example the ceiling fans that WE prefer to the small "air conditioning systems".
It is also possible to add an extra bed (optional, also 1 baby bed) (we provide)
In addition, free shower/hair wash and liquid soaps, hairdryer...
The beds are described by guests as comfortable, - by the manufacturer as 'orthopaedic'.
(Since we only rent out ~3 months a year, the mattresses (unlike in the hotel) are "only 1 year old after 4 years"
- with lots of airing in between)
The living room also offers enough space - the terrace is ONE of the visitors' favourite places - with a shady pergola, some sun loungers on request
- with a beautiful view of the sea - and the sunsets...

Once the deposit (security) has been paid, the house is booked and blocked against other bookings.
42 days before arrival 50% of the rental amount should be received.
21 days before the second 50%
If these payments are not received, we are no longer obliged to fulfil the contract.
Up to 42 days before arrival can be cancelled without any costs under the above conditions!
In the event of cancellation UNTIL the 41st day (i.e. after) before arrival, 30% of the rental price is due for payment,
The deposit of 400€ will be refunded immediately and in full.
For cancellations made between the 5th and 21st day before the holiday
40% of the rental price will be forfeited - the deposit will also be refunded in full.
Cancellations after this date or no-shows will forfeit 50% of the rental price
- the deposit will be refunded in full.
We also draw your attention to the relevant insurance policies!
At the same time, however, we will endeavour to find acceptable replacement tenants as quickly as possible (with special prices on request), who can also be named by the tenants themselves. EACH Euro generated in this way will be refunded!
So that there is no confusion: We only use e-mail for fast processing and, on request, also contact by fax - no correspondence by post. Requests or confirmations sent by e-mail are just as valid for us as a letter sent by post. ( We still live "right next door" !! )

I mention this to say "You will not be left in the rain with your questions or needs!"
The perfect locality between sea and train is pure accident - like the fact, that the adult "kids" moved away already.
The property is fairly "kids-secure" - surrounded by high walls in parts with climbing plants.
With other words: Kids can not get lost - if the gate is closed - and foreigners cannot come in (which is a necessary condition as well - for ALL !)
Cómo llegar
The most simple arrival happens regularly by airplane (RyanAir?) to either Rome-Ciampino or the other, bigger airport Rome-Fiumicino (further away). There are shuttles to the mainstation "Termini" from where you'll get a train straight-away to here...
There is sometimes an opportunity to order transfers by car (collected from the airport)
preferabale from CIAMPINO - FIUMICINO is a bit more difficult and further away. A taxi will cost you 90-110 €
