There are four bedrooms – two on the ground floor and two upstairs – each with one double bed and one single bed. Please note: one of the upstairs bedrooms is a walk-through room leading to the second bedroom, which features an en-suite bathroom.
On the ground floor, you'll find a bathroom with a rain shower and integrated sauna, a living-dining area, and a fully equipped kitchen with an electric stove and oven, fridge with freezer compartment, dishwasher, microwave, toaster, and kettle.
Entertainment features include a 46-inch flat-screen TV for a cinema-like experience, two additional LCD TVs, a stereo system, and a DVD player.

Cancellation Policy
In case of cancellation of the rental contract, the tenant is liable to the landlord for the resulting loss of rental income according to the principles developed by case law (rental price minus saved own expenses), provided that despite efforts it is not possible to re-rent the property in whole or in part. If a tenant terminates the stay early, they remain obliged to pay the full rental price.
Cancellations or terminations must be made in writing. The relevant date is the day the landlord receives the written notice. The following cancellation fees apply:
Up to 49 days before the start of the rental period: 20% of the rental price
Up to 35 days before the start of the rental period: 30% of the rental price
Up to 21 days before the start of the rental period: 60% of the rental price
Up to 14 days before the start of the rental period: 80% of the rental price
Later than 14 days before the start of the rental period: 90% of the rental price
Nevertheless, the landlord will make efforts to rent the property to others.
The risk of non-arrival can be covered by travel cancellation insurance. Such insurance is not included in the rental price and must be arranged by the tenant at their own expense if desired.

Ankommen und Wohl fühlen
Ein super schönes Ferienhaus mit viel Platz zum Relaxen. Wir haben uns sehr wohl gefühlt.
Vielen Dank auch für die vielen Infos über Sehenswürdigkeiten und Restaurants. Unter Anderem haben wir den Schlosspark Lütetsburg am Abend Illuminiert bewundern können.
Ein Urlaub den wir nicht so schnell vergessen werden. Wir kommen gerne wieder.
Immer wieder gerne
Nach wiederholten Urlauben in der Lüttje-Fewo und dem Lüttje-Huus nun einmal das Wellness-Huus und wir wurden wie erwartet nicht enttäuscht.
Wir können die Häuser nur empfehlen und werden auch zukünftig dort unseren Nordsee Urlaub verbringen.

Von Beginn an bis zum Schluss Erholung - PUR!!!
Im Januar haben wir ganz schnell und einfach gebucht! Das ist wirklich recht unkompliziert bei diesem Ferienhaus.

Das Haus liegt in einer sehr schönen und v.a sehr ruhigen Ferienhaussiedlung und ist sehr schön eingerichtet. Es ist alles da, was man braucht, um sich wohlzufühlen.
Ein herzliches Dankeschön v.a nochmal an Frau Daro, die uns etwas, was wir leider vor unserer Heimreise vergessen hatten, sehr schnell zugeschickt hat.

TRAUMHAUS Nr. 2
Das Haus ist liebevoll und geschmackvoll eingerichtet bis ins kleinste Detail. Wir fühlten uns wohl. Das Wetter spielte auch mit, wir hatten in den 14 Tagen nur einmal Regen und konnten so Nachmittags den Garten und die Terrasse mit dem Strandkorb voll nutzen.
Im Vorfeld bekamen wir ausreichend Infos über Sehenswürdigkeiten und Restaurants.
Nun sind wir wieder daheim und träumen vom nächsten Urlaub bei Familie Wershofen in Neßmersiel.
Auf Wiedersehen 2017 in einem Ihrer Häuser.

Egal ob im Lüttje Huus oder im Wellness Huus wir haben uns vom ersten Tag an sehr sehr wohl gefühlt. Die liebevolle detaillierte Einrichtung und der perfekt ausgestattete Hausrat ließen zum Glück keine Wunsche offen.

das Meer war leider sehr weit fort.

Ja, die Ostfriesenkrimis erfreuen sich großer Beliebtheit und werden nicht nur in Ostfriesland gelesen. Durch die gute Lage von Neßmersiel kann man die ostfriesischen Inseln gut besuchen.
Es ist schön das es Ihnen so gut gefallen hat und es gibt ja noch mehr Inseln und Krimis zu entdecken.

Geschmackvolles Ferienhaus bis aufs Detail geplant! 5 Sterne!
Besonderes Highligth der große Fernseher im Wohnzimmer und die neuen Bäder mit Sauna. Schöner Garten und ruhige Lage. Mindestens 5 Sterne dafür.
Wir haben uns sehr sehr wohl gefühlt und kommen nächstes Jahr wieder.
