Our Rooms
hauszwölf12 offers space for a total of 8 overnight guests in four modernly furnished rooms. Additionally, a baby bed is available upon request.
The rooms are equipped with seating, a wardrobe, satellite TV, and free Wi-Fi. Furthermore, there is a bathroom with shower/WC, bathtub, and cosmetic mirror available.
One room features its own bathroom with a level-access shower/WC, cosmetic mirror, hairdryer, etc.

We place great importance on sustainability, which is why daily room cleaning and towel changes are not provided. This saves a significant amount of water, electricity, and detergent. Of course, you can request both if desired. Please speak to us.

Living Area with Kitchen
Take advantage of the spacious living kitchen equipped with an electric stove, oven, sink, dishwasher, refrigerator with freezer combination, microwave, and a coffee maker.
A large dining table for the whole family provides space for an extensive breakfast or a shared dinner.
Two cozy sofas invite you to linger. A satellite TV is also available.

The Outdoor Area
You will find a wonderful location here. Our guests have access to a pool (for communal use), a sauna, a sunbathing area, and a terrace with garden furniture in the courtyard and garden.

Relax on our outdoor terrace in good weather and enjoy a swim in the heated pool while basking in the warm sun. Experience the healing effects of sweating on body and mind in our outdoor sauna. Strengthen your immune system and circulation. Feel the deep inner peace.

hauszwölf12 is located in a quiet area near the forest and is very well connected to transportation. In addition, hauszwölf12 has its own parking spaces and storage options for bicycles.


At hauszwölf12, you are completely independent in your supply. The supermarket and bakery are within a short walking distance (about 400m).
