Due to our modest size with only 5 chalets, cancellations or rescheduling of stays significantly affect us. As guests usually book with us well in advance, it is very difficult for us to re-rent the chalet in case of a cancellation. For this reason, our cancellation policy is strictly enforced.
There is no right of withdrawal in the sense of the Consumer Protection Code (The right of withdrawal according to § 11 Abs 1 FAAG does not apply), instead our terms and conditions apply and we grant you the following cancellation conditions:
Every cancellation must be communicated in writing. The cancellation costs are:
up to 91 days before the start of the rental 40%
90 to 61 days before the start of the rental 70%
from 60 days before the arrival date or in case of early departure: 100% of the total amount
In the event of cancellation on the day of arrival, late arrival, or early departure, we will charge 100% of the daily rate according to the booking order.
Tip:
A holiday cancellation is unpleasant for both parties. To ensure you don't have to worry in the event of a cancellation, we recommend taking out our "cancellation insurance". This saves you unnecessary costs in the event of a cancellation and protects you if something suddenly comes up…

By car:
Take the Inntal motorway (A 12) to the Zillertal exit (39), continue through the Zillertal on the Zillertaler Bundesstrasse B 169 towards Mayrhofen until you reach the town center of Hippach / Ramsau.
In Ramsau, turn right at the traffic lights, cross the railway tracks, go up to the next intersection, then turn right again, passing under the church - towards the sign "Zillertaler Höhenstrasse" - turn left here.
Drive up the Zillertaler Höhenstrasse (about 4.5 km) until you reach the village sign Gruben. Here, turn right - after 200 m you will come to our farmhouse.
From here we will take you to the chalet.

Urlaub im Wellness-Chalet Bergschlössl - Text 1 :-)
....Beim Eintritt in die Hütte, die ihren Namen wirklich verdient, war es für uns wie "nach Hause kommen".
Die urige Gemütlichkeit und die liebevollen Details im echten Hüttenstil gepaart mit modernstem Komfort machen den Aufenthalt zur puren Erholung!
Die Objektbeschreibung und die Bilder machen keinerlei falsche Versprechungen.
Die Hütte ist sehr gepflegt und man sieht sofort, wie viel Herz von den Gastgebern hier eingebracht wurde. Nichts ist 0-8-15 und man findet überall kleine besondere Details.
So viel Herz in der Hütte steckt, so herzlich wird man von den Gastgebern auch empfangen. Sie waren während unserer Aufenthalte immer ansprechbar und engagiert. Eine Familie, der wir nur das Beste und viel Erfolg für alles wünschen!

Traumhafter Urlaub der keine Wünsche offen lässt
Die Ausstattung ist sehr gut und alles ist mit viel Liebe zum Detail eingerichtet. Die Lage der Hütte und der Blick von den großen Terrassen ins Tal und auf die Berge sind wunderschön.
In der Umgebung gibt es viele Möglichkeiten für einen aktiven Urlaub und danach kann man sich auf der Hütte herrlich entspannen.

Wir haben uns sehr wohl gefühlt und werden bestimmt mal wiederkommen.

Fünf Sterne ++ Top Hütte in idyllischer Lage
Was die Lage betrifft, ist man zwar nicht mittendrin im Skigebiet, der Skibus ist aber schnell erreicht und bringt einen direkt ins Skigebiet. Genau so gut erreicht man mit dem Auto die umliegenden Bergbahnen, was ein abwechslungsreiches Skifahren ermöglicht...und an der Hütte genießt man dann die Ruhe und den tollen Ausblick aufs Zillertal. Der Erholungsfaktor kann mit dem Wellnessurlaub im 5-Sterne-Hotel locker mithalten. Wir kommen gerne wieder.
