Terms of Service:

1. Rights and obligations of the lessor
a) The lessor is committed by consignation of the T&C's to pass the property on the agreed date in clean and good condition to the tenant.
b) The lessor is permitted -after prior notification- to inspect/examine the property.
c) The lessor may subsequently attach no more changes that lead to reduction in the quality or convenience in terms of furnishing and equipment of the rented rooms.

2. Rights and obligations of the tenant
a) The tenant declares with acception of the T&C's that he/she is informed of location, design and amenities of the rental property.
b) The tenant may not sublet the property to a third party or their custom will be surrendered.
c) The tenant will use and inhibit the property as a good host. He/she commits themselves to report all damages added to the property immediately and to arrange compensation. The obligation to promptly pay damages also stands for lost parts of the accommodation.
d)The tenant will use the property exclusively for holiday purposes, and may not engage in neither professional nor financial business on the premises.
e) Pets are allowed only with prior consent of the landlord and are subject to a surcharge.
f) It is prohibited to the tenant, to bother others loud noise or music.
g) The tenant agrees to hand over the property to the owner including the therein inventory after completion of the let in perfect and clean condition (swept); the bedding is deducted.
h) Smoking is not allowed. Smoking is only permitted on the patio.

3. Cancellation
The cancellation must be made in writing. If this is not done by fax, email or letter, the owner reserves the right to request compensation. If the tenant - on whatever basis - does not take the tenency or give notice ahead of time, the tenant is obliged to pay compensation as follows:
50% of the rental price, if the cancellation occurs within 2 months to 1 month before the beginning of the rental.
100% of the rental, if the cancellation within 4 weeks before the beginning of the rental;
This also applies if the tenant vacates the accommodation early We recommend taking out travel insurance.

4. Payment
a) Upon booking, 10% of the total price is to be paid, indicating the date of travel.
The remainder is to be paid 4 weeks before travel, indicating the date of travel on the o.a. account to be transferred.

5. Arrival / Departure
a) Upon receipt of the final payment, the number combination for the front door is sent to the tenant. The numerical code is valid for the period of the stay.
Arrival: 16:00 / departure time: 10:00
b) Amended arrival and departure times are possible on request at an additional cost.

6. General
a) The owner is not liable for theft and damage to property of the tenant.
b) Free parking is available for tenants below the holiday home.
c) Upon receipt of the final payment, the tenant will be sent the accounting documents. Among them is a farm voucher, which entitles tenants entry to the Ferienhof Feinen in Fleringen. During the visit, coffee and mineral water are complimentary.

7. Entry into effect
By returning a confirmation e-mail the T&C's are accepted by the customer and are final. The deposit is to be paid within 7 days after returning the T&C's.
