The living level includes a spacious living-dining area with a very nice sea view and access to the large terrace located to the side, as well as to a balcony in front. Adjacent is a beautiful and also spacious kitchen with all desirable modern features.
A staircase in the entrance area (with guest toilet) leads to the pool level with three bedrooms and two bathrooms.
The outdoor areas of the villa are also very attractively designed, laid with bright natural stone tiles, and high-quality garden furniture is available. These include four sun loungers, a large cantilever umbrella, and a large attractive dining ensemble on the terrace in front of the kitchen or living area.
The swimming pool integrated into the terrace, with overflow technology and an electric cover, measures 7.50 m x 3.50 m and can be heated for a fee. The pool area is also accessible via a staircase from the upper terrace.
The property is completely enclosed (in the lower area by an electric fence).

This private estate with exclusive access for residents only, offers exceptionally attractive features as follows:
- a private beach (from early June to the end of the Voile de St. Tropez) with a very good beach restaurant and menus at attractive prices
- boat mooring
- two sun loungers + 1 parasol per unit at the private beach
- a clubhouse with a bar area (operated in July and August) and a library
- a swimming pool heated to 28° until mid-November, 25 meters in length with a fantastic sea view
- a children's pool (for the high season)
- during the high season months (July/August), a baguette/croissant service at the clubhouse upon request
- two tennis courts for residents
The private beach and the restaurant are reserved exclusively for the residents of the estate. The beach is prepared from the beginning of June to the end of the Voile de St. Tropez, the beach restaurant is open for lunch from Easter and also in the evenings in July and August. The clubhouse is located about 300 meters from the villa = a 5-minute walk.

Die Kellnerinnen waren sehr freundlich und haben sich hervorragend um uns gekümmert (im Gegensatz zu einem anderen italienischen Restaurant im Stadtzentrum, wo der Kellner unhöflich war und uns völlig ignoriert hat).
Der Ort war belebt, obwohl er in einer ruhigen Straße abseits des Stadtzentrums liegt, was viel aussagt. Sehr empfehlenswert!
Die Pizza hatte einen dünnen, knusprigen Boden, der Unterboden war perfekt, die Sauce war genau richtig - ich würde definitiv wiederkommen!
